I will help you navigate through the entire home purchase process and take advantage of any government incentives if you qualify.  Cost to consider when purchasing a home include:

  1. Home appraisal.
  2. Home inspection.
  3. Legal fees.
  4. Property transfer taxes.
  5. GST.

Step 3 - Home Search

After knowing the overall budget of purchasing a home, we are ready to begin our home search process:

  1. Identify the type of home you can afford; detached, 1/2 duplex, townhouses or condos.
  2. Find out your non-negotiables, for instance, your new home has to be close to schools for kids, close to transit for work or close to recreation etc.
  3. Set up an automatic notification for homes that become available.
  4. Schedule viewings for homes that fit your criteria. 

Step 4 - Negotiate Offers

Once we have identify the home that you love, it would be my pleasure to help you negotiate the best value for your home:

  1. Offer submission with terms that protect you as a buyer.
  2. Coordinate on your behalf with the mortgage broker/bank and home inspector/appraiser to make sure all subject conditions are satisfied.
  3. Removal of subject conditions, deposit payment.
  4. Final confirmation of purchase contract.

Step 5 - Move In

The most exciting time for the home purchaser!  However, there are several steps before move in date:

  1. Arrange for legal assistance for conveyance of the property.
  2. Liaise with the lawyer and mortgage broker/bank to make sure funds are released for the purchase.
  3. Do a final walk through of the home.
  4. Coordinate with Movers on Move-In date.
